Cookies are small text files, containing letters and numbers, that are placed on your browser or device when you visit our website. They allow us to recognize your browser, keep you signed in, remember your preferences, and understand how our site is used so we can improve it. Cookies play a central role in core website functionality and in providing a personalized experience.
In this policy, "cookies" also refers to similar technologies we use for the same purposes, including browser local storage, pixels, software development kits (SDKs), and device identifiers. Your choices described in Section 6 apply to these technologies as well. Where a technology described in this policy is not a cookie (for example, the browser local storage used in Section 5 by Userpilot) we identify it as such and state which of the choices in Section 6 controls it.
First-party cookies are set directly by House.ai. They are used for core functionality — for example, recognizing you when you return to our website and allowing you to sign in to your account.
Third-party cookies are set by service providers integrated into our website, such as analytics providers. The third parties we currently use are listed in Section 5.
Session cookies are temporary and are deleted when you close your browser; they are used for session management.
Persistent cookies remain on your device for a set duration and are read each time you revisit our website; they enable features that work across browsing sessions, such as a "remember me" sign-in option.
We use cookies and similar technologies to:
Keep you signed in and provide secure access to your account.
Remember your preferences (for example, search filters and settings) and the privacy choices you have made.
Protect our website and users against fraud and abuse.
Analyze how our website is used so we can improve performance and fix errors.
Understand which marketing campaign or referral source brought you to our website, so that we can attribute a later sign-up to it (see Section 4.2). You can turn this off at any time (Section 6).
Measure the effectiveness of our marketing campaigns and show you relevant advertising on third-party platforms, using the Targeting cookies and pixels described in Sections 4.4 and 5. You can turn these off at any time (Section 6).
The four categories described in Sections 4.1 to 4.4 match the controls in our center (see Section 6). Strictly Necessary cookies are always active; you can turn each of the other categories on or off at any time. Section 4.6 lists the individual cookies and similar technologies in each category, who provides them and how long they last.
These cookies are essential for the operation of our website. Without them, services you request — such as signing in or accessing secure areas — cannot function properly. They are used to identify and authenticate users, connect users to the correct website features, maintain website security, and remember the privacy and cookie choices you have made. The cookie that records those choices is houseai_consent, a first-party cookie stored for 12 months (Section 6.1). Because they are required for the site to work, they cannot be switched off, but you can block them in your browser settings (parts of the site will stop working).
These cookies collect information about how visitors use our website, such as which pages are visited and any errors encountered. The Performance cookies we use are set by Google Analytics 4 on our behalf (the _ga and _ga_<container-id> cookies), each stored for up to 2 years, described in Section 5. They are used to provide statistical information and web analytics and to help us improve website performance by identifying errors.
This category also includes houseai_attribution, a first-party cookie stored for 30 days that records the campaign or referral source that brought you to our website so that we can attribute a later sign-up to it. We previously described this cookie as Strictly Necessary. It is not required for our website to function, and you can now turn it off.
These cookies allow the website to remember your preferences and provide enhanced features. Some are set by third-party providers. This category also controls Userpilot, which does not set cookies but stores information in your browser's local storage (Section 5). They are used to remember settings such as layout, language, and time zone, to indicate whether you have already participated in surveys, and to display embedded videos and other multimedia.
These cookies collect information about your browsing activity across websites. They may be used to display advertisements relevant to your interests, measure the effectiveness of marketing campaigns, and provide personalized content recommendations. We currently use the Meta Pixel (see Section 5), which sets the _fbp and _fbc cookies (each stored for up to 90 days) to measure the effectiveness of our advertising and to show you relevant advertising on Meta platforms. This category also controls whether conversion events measured by Google Analytics are imported into Google Ads (Section 5); if you have not allowed Targeting cookies, we do not import them. You can turn this category off in the center, and they are turned off automatically if you opt out of the sale or sharing of your personal information (Section 6.2) or if your browser sends a Global Privacy Control signal (Section 6.3).
To help keep accounts secure and prevent fraud, we assign your browser a device identifier (the _VI cookie, stored for 12 months). This identifier is a random value generated on our servers; it is not derived from the characteristics of your browser or device, and we do not use device fingerprinting. It is stored only in a cookie, not in browser local storage. We use it for security and fraud prevention (for example, to limit abusive request volumes) and to keep your session intact. Because our website cannot maintain a secure session or defend itself against abuse without it, it is classified as Strictly Necessary. If you later create an account, we also associate your earlier activity on this browser with that account so that your saved searches and preferences carry over; that association is described in our Privacy Policy and is not part of the basis on which this cookie is classified as Strictly Necessary. We do not use it for advertising.

Our website currently uses two third-party services that set cookies:
Google Analytics 4, provided by Google LLC and classified as a Performance cookie, which helps us understand how visitors use our website (such as which pages are visited and where errors occur). We have configured Google Analytics with Google Signals and ads-personalization features disabled. If you have allowed Targeting cookies, conversion events measured by Google Analytics are also imported into Google Ads to measure the effectiveness of our advertising. We treat that import as sharing your personal information for cross-context behavioral advertising, so it does not take place if you have turned Targeting cookies off, if you have opted out under Section 6.2, or if your browser sends a Global Privacy Control signal. Meta Pixel, provided by Meta Platforms, Inc., which sets the _fbp and _fbc cookies described in Section 4.4 to measure the effectiveness of our advertising and to show you relevant advertising on Meta platforms. The Meta Pixel is classified as a Targeting cookie and is loaded only if you have allowed Targeting cookies. For more information, see Meta's Privacy Policy.
We also use Userpilot, provided by Userpilot, Inc., to show in-app guidance. Userpilot does not set cookies, but it stores information in browser local storage, including your name and email address if you are signed in and your browser, device type, and operating system. Userpilot is classified as a Functional technology and is controlled by the Functional setting in the center. If you turn Functional off, or select "Decline All", we stop loading Userpilot and remove its local storage from your browser. We do not use any other advertising or social-media cookies or pixels.
You can review and change your cookie settings at any time by selecting in the footer of any page. Strictly Necessary cookies are always active; Performance, Functional, and Targeting cookies can each be turned on or off. Your choices take effect immediately.
When you first visit our website we show you a banner with an "Accept All Cookies" option, a "Decline All" option, and a link to the center where you can choose category by category. Targeting cookies are not set unless and until you allow them. Performance and Functional cookies and similar technologies are set when you first visit our website and remain active unless you turn them off. If you select "Decline All", or turn a category off later, we stop using that category and delete the cookies and local storage belonging to it from your browser.
We store your choices in the houseai_consent cookie and in your browser's local storage for 12 months. After that period, or if you clear your browser storage, we will ask you again.
Under certain U.S. privacy laws, you have the right to direct a business not to "sell" your personal information or "share" it for cross-context behavioral advertising. You can exercise this right at any time by selecting Do Not Sell or Share My Personal Information in the footer of any page and confirming your choice. If you opt out, we will no longer sell or share your personal information with third parties for targeted advertising, and Targeting cookies are turned off automatically. This includes the import of Google Analytics conversion events into Google Ads described in Section 5.
If you are signed in, your opt-out preference is associated with your account and applies automatically across devices and browsers, including after you clear cookies.
If you are not signed in, your preference is stored on the browser you used, and you will need to opt out again on a different device or browser, or after clearing cookies.
What this opt-out covers: cookie-based selling or sharing of your information for advertising. What it does not change: the information you ask us to send to a real estate agent or to a lender when you request an introduction. That disclosure happens at your direction, and you control it by ending or changing the introduction — see Section 6.1 of the Privacy Policy.
We treat a Global Privacy Control (GPC) signal from your browser as a valid request to opt out of the sale or sharing of your personal information for that browser. If you are signed in when we receive the signal, we also apply the opt-out to your account, so that it carries across your other devices and browsers in the same way as an opt-out made under Section 6.2. If your browser sends a GPC signal, Targeting cookies are turned off automatically and no further opt-out action is needed. To learn more, visit globalprivacycontrol.org.
You can also control cookies through your browser settings, including blocking or deleting them. Note that blocking Strictly Necessary cookies will prevent parts of the website from working. Instructions for common browsers:
You can also opt out of Google Analytics across websites by installing the Google Analytics Opt-out Browser Add-on. For more information about interest-based advertising and industry opt-out tools, visit the Network Advertising Initiative or YourAdChoices (DAA).
Some browsers offer a "Do Not Track" (DNT) setting. There is no common industry or legal standard for how websites should respond to DNT signals, and we do not currently respond to them. We do honor Global Privacy Control signals, as described in Section 6.3.
This Cookie Policy explains our use of cookies and similar technologies. Our Privacy Policy describes more broadly what personal information we collect, how we use and share it, and the privacy rights available to you, including rights of access and deletion. If anything in this policy conflicts with the Privacy Policy, the Privacy Policy controls.
We may update this Cookie Policy from time to time. When we do, we will revise the "Last Updated" date at the top of this page, and for material changes we will provide additional notice as required by law.
