House.AI, LLC, a Texas limited liability company (“House.AI,” “we,” “us,” or “our”), respects your privacy. This Privacy Policy explains what personal information we collect, why we collect it, how we use and disclose it, how long we keep it, and the choices and rights you have. It applies to the House.AI website at https://house.ai, our mobile applications, and all related products, features, tools, estimates, and services (collectively, the “Services”), and to personal information we collect offline in connection with them.
This Privacy Policy does not apply to: (a) the practices of real estate agents, brokerages, mortgage lenders, mortgage brokers, title companies, or other third parties to whom you ask to be introduced, each of which has its own privacy policy; (b) information you provide directly to a third party; or (c) the practices of any website or service we link to.
SEPARATE GRAMM-LEACH-BLILEY ACT NOTICE. Because of the financial services we provide, some of the information we collect is “nonpublic personal information” governed by the federal Gramm-Leach-Bliley Act and its implementing Regulation P. Our GLBA Privacy Notice, which describes what we do with that information and how you may opt out of certain disclosures, is available at https://house.ai/glba-privacy-notice and is delivered to you separately. Where the GLBA Privacy Notice and this Privacy Policy differ as to nonpublic personal information, the GLBA Privacy Notice controls.
This summary is provided for convenience only and is qualified in its entirety by the full text of this Privacy Policy.
We collect the categories of personal information described in the table below. The table uses the categories established by the California Consumer Privacy Act, as amended (“CCPA”), and identifies for each category the sources we collect it from, the purposes for which we use it, the categories of third parties to which we disclose it, and whether we “sell” or “share” it as those terms are defined by state privacy law.

“Sold” and “shared” have the specialized meanings given to them by state privacy law and are explained in Section 10.
We may also collect personal information about you that we are required or permitted to collect under real estate licensing, fair housing, fair lending, anti-money-laundering, or other applicable law.
Some of the information we collect is treated as “sensitive personal information” or “sensitive data” under one or more state privacy laws. Specifically:
We use sensitive personal information only to perform the services you have requested, to verify your identity, to prevent and detect fraud and secure the Services, and for other purposes expressly permitted by law. We do not use or disclose sensitive personal information for the purpose of inferring characteristics about you. Because of that, and as permitted by California Civil Code Section 1798.121(d), the California “Limit the Use of My Sensitive Personal Information” right is not currently triggered. If that changes, we will update this Privacy Policy and provide the required link and notice.
You give us information when you create an account, complete a form, request an Estimate, answer questions about your income, debts, savings, and goals, save properties or searches, add a home or a lease to your Portfolio, upload documents, submit a prompt to an AI feature, contact support, respond to a survey, or ask to be introduced to an agent or lender.
When you use the Services we automatically collect device and usage information, including IP address, device identifiers, browser type and version, operating system, language, referring and exit pages, pages and features viewed, time spent, clicks and scrolls, and crash and diagnostic data. We collect this using cookies, pixels, tags, software development kits, server logs, and similar technologies described in Section 12.
We use personal information for the following business and commercial purposes:
We will not collect, use, retain, or disclose personal information for a purpose that is materially different from, or incompatible with, the purposes disclosed in this Privacy Policy without giving you notice and, where required, obtaining your consent. Our collection, use, retention, and sharing of personal information is reasonably necessary and proportionate to achieve the purposes described.
We use third-party artificial intelligence providers to operate certain features, including the Ask House.AI assistant. When you use those features, the content of your prompts and the information needed to answer them — which may include personal and financial information — is transmitted to and processed by those providers on our behalf. We contractually restrict those providers from using your information for their own purposes, including for training their own models, except as necessary to provide the service to us.
We collect and use personal data for the purpose of training large language models and other artificial intelligence and machine learning models. Specifically, we use information collected through the Services — including information you provide, information about how you use the Services, your interactions with our AI features, and outcomes associated with introductions — to develop, train, fine-tune, test, evaluate, and improve the models that power the Services. We do not sell personal data for the purpose of training large language models.
Where we can accomplish the same purpose with de-identified or aggregated data, we do. We maintain and use de-identified information only in de-identified form, do not attempt to reidentify it, and contractually require the same of recipients.
We use automated processing to generate Estimates, to determine which providers to present to you, and to personalize content. Where we use automated processing to make a decision that significantly affects you (for example, a decision about whether you qualify for an introduction to a lender) we will provide notice before we do so, explain in plain language how the process works and what categories of information affect the outcome, and give you the ability to request human review of the decision. You may also exercise the profiling opt-out and related rights described in Section 17.
We disclose personal information to the following categories of recipients:
We do not disclose your Social Security number, financial account credentials, or consumer report information to advertising or analytics partners.
When you ask us to introduce you to an agent, lender, or other provider, we transmit the information reasonably necessary for that provider to contact you and assist you. We identify the provider or providers before you consent. The information we transmit does not include your Social Security number, your credit score, or any other information derived from a consumer report; each lender obtains its own authorization from you before obtaining a consumer report.
Once we transmit your information at your direction, the recipient becomes an independent controller of that information and its use is governed by its own privacy policy, not this one. If you no longer wish to be contacted by a provider, contact that provider directly; you may also contact us at privacy@house.ai and we will pass along your request.
NOTICE: WE SELL AND SHARE PERSONAL DATA, AND WE PROCESS PERSONAL DATA FOR TARGETED ADVERTISING. YOU HAVE THE RIGHT TO OPT OUT. To opt out, use the “Your Privacy Choices” link on our homepage, visit , email privacy@house.ai, or call 855-981-7557. We also honor opt-out preference signals, including the Global Privacy Control.
State privacy laws define “sale” broadly to include disclosing personal information to a third party for monetary or other valuable consideration, and define “share” to include disclosing personal information to a third party for cross-context behavioral advertising, whether or not for money. Measured against those definitions:
The categories of personal information we sold or shared in the preceding 12 months are identified in the table in Section 3. The categories of third parties to which we sold or shared are: real estate agents and brokerages; mortgage lenders and mortgage brokers; advertising networks and social media platforms; data analytics providers; and our affiliates.
We do not knowingly sell or share the personal information of consumers under 16 years of age.
You may opt out of the sale and sharing of your personal information and of targeted advertising by any of the following methods, and we will not require you to create an account or provide more information than is necessary to process your request:
An opt-out applies to the browser, device, or account from which it is made. Because opt-out preferences are stored using cookies, clearing your cookies or using a different browser or device will require you to opt out again. We will act on your request as soon as feasible and in no event later than fifteen (15) business days after receipt, and we will notify the third parties to which we sold or shared your personal information in the preceding 90 days.
We obtain a consumer report or credit score about you only after you give us a separate, express written authorization, which serves as your written instruction under Section 604(a)(2) of the Fair Credit Reporting Act, 15 U.S.C. §1681b(a)(2). We use consumer report information only for the purposes stated in your authorization, and we certify to the consumer reporting agency that we will not use it for any other purpose.
We do not use consumer report information for advertising, do not sell it, and do not disclose it to advertising or analytics partners. We restrict internal access to it. If we decline to provide a feature or an introduction based in whole or in part on information in a consumer report, we will give you the notice required by 15 U.S.C. §1681m(a). You may withdraw your authorization as to future inquiries at any time by contacting privacy@house.ai.
You have the right under the Fair Credit Reporting Act to obtain a free copy of your credit report from each nationwide consumer reporting agency once every 12 months at www.annualcreditreport.com, and to dispute inaccurate or incomplete information directly with the consumer reporting agency.
We and our partners use cookies, pixels, tags, local storage, software development kits, and similar technologies to operate the Services, remember your preferences, measure performance, understand usage, and deliver and measure advertising. We use the following categories:
You can manage cookies through our preference tool at , through your browser settings, and through industry opt-out tools at optout.aboutads.info, optout.networkadvertising.org, and youradchoices.com. Blocking some cookies may affect how the Services work. We honor the Global Privacy Control and other opt-out preference signals as described in Section 10.
We do not respond to browser “Do Not Track” signals, which have no common standard. We do respond to opt-out preference signals such as the Global Privacy Control.
If you have asked to be introduced to an agent or lender, opting out of our marketing will not stop that provider from contacting you. Contact the provider directly.
This subsection applies to the marketing text messages House.ai sends you after you opt in to them — for example on our early-access sign-up form. It is separate from the email choices above on purpose: opting out of our emails or of advertising generally does not stop texts, and stopping texts does not stop your account and security emails. It does not cover the separate choice offered in Settings, under “Phone, calls & texts”, where agreeing to texts means House.ai, and the agents, contractors and service providers acting on its behalf, may text you about House.ai’s real estate services; by its own wording that consent reaches the agent working with you, and Section 9 says what we send them. Agreeing to hear from an agent is not an opt-in to our marketing texts, and your opt-in to our marketing texts is never passed to an agent.
What we send, and how you opt in. These are promotional messages — early-access invitations, news that a product or a feature is available, and similar updates about House.ai. You opt in by ticking the text-message box on our early-access sign-up form. That box is optional and never pre-ticked, you can join the list without it, and consent is not a condition of any purchase.
How to stop texts. Reply STOP to any text message from us and we will stop texting that number. Reply HELP to any text message for assistance, or call 855-981-7557. Message frequency varies, and message and data rates may apply. Carriers are not liable for delayed or undelivered messages.
We do not share your opt-in. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. We do not sell, rent, or trade your mobile number or your text-message consent.
Beyond the vendors and other recipients Section 8 describes — who handle your information to run the Services for us, on our instructions, and never for their own marketing — your phone number reaches someone else in one situation, and it is one you ask for: when you request an agent introduction, we pass your contact details to the agent you asked for so that they can answer the inquiry you raised — that is Section 9, and it is us carrying out your request rather than sharing your number for marketing or promotional purposes. The consent that reaches the agent with it is the separate one you give in Settings, whose own wording names House.ai together with the agents, contractors and service providers acting on its behalf, and covers contact about House.ai’s real estate services. Your opt-in to the marketing text messages this subsection covers is never part of that, and never reaches an agent.
We keep a record of the consent you gave, the wording you were shown, and when you gave it, so we can show that your messages were authorized. Your opt-out is kept for the same reason — see Section 14.
We keep personal information only as long as reasonably necessary for the purposes described in this Privacy Policy, and no longer, unless a longer period is required or permitted by law. Our retention periods are:
| Category of personal information | Retention period | Basis |
|---|---|---|
| Account and profile information (identifiers, contact information) | For the life of your account, then 24 months after closure | Service delivery; dispute resolution |
| Financial information you provide (income, debts, assets) | 36 months from collection, or the life of your account if shorter | Service delivery; model integrity |
| Social Security number and government identification numbers | Retained only as long as necessary to complete verification, then deleted or tokenized — target 30 days | Data minimization; breach exposure |
| Connected financial account data and access tokens | Until you disconnect the account, then 90 days | Service delivery |
| Consumer report information and credit scores | 25 months from the date of the credit decision or determination | ECOA / Regulation B, 12 C.F.R. §1002.12(b) |
| Application and transaction records | 5 years | RESPA; state real estate licensing recordkeeping |
| Introduction and referral records, including consent records | 5 years | RESPA §8; TCPA consent proof; RESPA §1024.15(d) |
| Marketing and advertising identifiers, cookie and pixel data | 13 months from last interaction | Advertising measurement |
| Website usage and server logs | 12 months | Security; analytics |
| AI prompts and conversation history | 24 months, or until you delete the conversation | Service delivery; model improvement |
| Customer support communications | 36 months | Dispute resolution; quality assurance |
| Records required by real estate licensing law | As required by each state (Texas: 4 years) | State recordkeeping rules |
Where information is retained beyond its primary purpose because law requires it, we restrict access to it. We may retain de-identified or aggregated information indefinitely.
We maintain a written information security program with administrative, technical, and physical safeguards designed to protect personal information against unauthorized access, use, disclosure, alteration, and destruction. These include encryption of personal information in transit and at rest, multi-factor authentication for access to systems containing personal information, role-based access controls, logging and monitoring, secure software development practices, vendor due diligence and contractual security requirements, periodic penetration testing and vulnerability assessments, employee training, and an incident response plan.
NO METHOD OF TRANSMISSION OR STORAGE IS COMPLETELY SECURE. WE CANNOT GUARANTEE THE ABSOLUTE SECURITY OF YOUR INFORMATION, AND YOU PROVIDE IT AT YOUR OWN RISK.
If a breach of security affecting your personal information occurs, we will notify you and the applicable regulators as and when required by law. Please tell us immediately at security@house.ai if you believe your account has been compromised.
The Services are intended for adults 18 years of age and older. We do not knowingly collect personal information from anyone under 18, and we do not knowingly sell or share the personal information of consumers under 16. If you believe a child has provided us with personal information, contact privacy@house.ai and we will delete it.
Subject to the exceptions and limitations in applicable law, and depending on the state in which you reside, you have some or all of the following rights. We extend the rights of access, correction, deletion, and opt-out to all United States residents, regardless of state.
Submit a request by any of these methods:
You may also designate an authorized agent to submit a request on your behalf. We will require written proof of the agent’s authority signed by you, and we may require you to verify your own identity directly with us or to confirm that you gave the agent permission. An agent submitting an opt-out request under an opt-out preference signal need not provide this documentation.
To protect your information, we must verify your identity before responding to a request to know, correct, delete, or port. We will match at least two — and for sensitive requests, at least three — data points you provide against information we already hold, or use an authenticated account login. We do not use information you provide for verification for any other purpose, and we delete it when the request is closed. We will not require you to verify your identity to submit an opt-out request.
We will acknowledge your request promptly and respond within 45 days. We may extend that period once by an additional 45 days where reasonably necessary, in which case we will notify you within the first 45 days and tell you why. Requests are free at least twice in any 12-month period; we may charge a reasonable fee, or decline, if a request is manifestly unfounded, excessive, or repetitive, and we will explain why.
We may decline a request in whole or in part where an exception applies — for example, where the information is subject to the Gramm-Leach-Bliley Act or the Fair Credit Reporting Act, where retention is required by law, where deletion would compromise security or fraud prevention, or where honoring the request would infringe another person’s rights. If we decline, we will tell you why and inform you of your right to appeal.
If we decline your request, you may appeal. Send your appeal to privacy-appeals@house.ai, or by mail to House.AI, LLC, Attn: Privacy Appeals, 45 W Buchanan Street, Phoenix, Arizona 85003, within a reasonable time after you receive our decision. Please include your name, your contact information, the date of your original request, and the reason you believe our decision was wrong. Submitting an appeal is as easy as submitting the original request and is free.
We will respond in writing within 45 days of receiving your appeal (or sooner where your state requires it), and we will explain the reasons for our decision. If we deny your appeal, we will give you a method to contact your state Attorney General to submit a complaint. Contact information for state Attorneys General appears in Section 18.
